Wilhoit Properties, Inc. seeks highly motivated Property Managers.  The successful candidate will be responsible for the overall management of the site including planning, marketing, leasing, budgeting, fiscal management, maintenance supervision and administration. This position supervises all personnel on site and is responsible for the hiring, training, motivation, compensation, supervision, evaluation and termination of all employees through the direction of the Regional Property Supervisor.

Responsibilities:

• Manage busy leasing office
• Supervise office staff & maintenance crew
• Develop & maintain marketing plans
• Resolve resident issues
• Work with outside vendors, procure bids for authorized work
• Coordinate vacant unit turnover process with maintenance
• Show apartments & process applications
• Collect rental payments & transport to the bank
• Schedule rent increases, recertifications and lease renewals
• Report to the Regional Property Supervisor 

 Requirements: 

• Proficient with Word, Excel, & management software (we use OneSite)
• Apartment management experience
• Strong administrative & organizational skills
• Excellent verbal & written communication
• The ability to multi-task
• Analytical & problem solving skills
• Knowledge of repair & construction
• Daily property inspections

 Compensation:

• Salary, bonus, apartment and benefits including cafeteria plan

Qualifications:

• Comparable property management experience is essential
• Knowledge of the Low Income Housing Tax Credits (LIHTC) rental program
• Supervisory experience is a benefit
• Computer proficiency specifically with Microsoft Word, Excel and the Internet is required
• Ability to speak effectively to all clients, to write clear business correspondence and to interpret contracts and documents typical to the management of real estate
